1. TENANT ARREARS

During any tenancy occupation we Guarantee that you will not miss one day of rent during the tenancy. Sure there will be some days where the tenant will be late in paying but our detailed, No tolerance Arrears Policy means that we have a follow-up process to ensure that arrears are addressed constantly. Should this not be the case, Property Only will make up the difference. Yes – we will underwrite the risk to you as a Landlord that ensures you receive every day’s rent you’re entitled to under the tenancy agreement, upon its completion.

2. TENANT DAMAGE

This is a major concern for landlords and as such, in a similar manner, we will also Guarantee that there will be no costs incurred to you as the owner for tenant damage. Simply this means that if a tenant, during any tenancy period with you, damages your property above and beyond the normal wear and tear allowed for in a tenancy agreement and it’s not repaired upon completion, we at Property Only will underwrite any cost to you as the owner.

3. FIVE STAR COMMUNICATION.

Perhaps the biggest complaint of Property Managers is inadequate, insufficient and sporadic communication.  At Property Only, we have a Communication policy to address this.  We also have one Property Manager per owner with a capped number of properties to ensure workload is sufficient to meet reasonable expectations of all owners and a stream of follow up emails, newsletters, blogs, frequently asked questions and standard communication about your property so you know we’re on the job and things are being attended to.
